Shops Plus is a modern private suite concept — a workspace model built for independent service professionals who want to own their space, keep their revenue, and grow on their own terms. Instead of renting a booth in someone else’s salon or signing a costly long-term commercial lease, you get your own fully private, move-in-ready suite with flexible terms, built-in business tools, and a community behind you from day one.
Any independent service professional. Hair stylists, nail technicians, estheticians, massage therapists, tattoo artists, fitness trainers, coaches, photographers, content creators, consultants, med-aesthetics providers — and many more. If you have a skill and clients to serve, we have a space built for you.
Our first location in Lake Union, Seattle is opening in 2026. We’re currently accepting applications for founding tenant spots — these are limited and fill up fast.

No long-term contracts. We believe your business should have room to grow and change — so we offer flexible terms that don’t lock you in. If your situation evolves, we evolve with you.
Everything you need to operate from day one: all utilities (electricity, water, Wi-Fi, HVAC), 24/7 secure keyless access, building maintenance, reception lobby with lounge seating, client refreshment bar, professional photography days, and access to our built-in marketing support tools. No surprise extras.
None. Your suite is move-in ready — no buildout costs, no construction, no setup fees. What we quote is what you pay. The only customization costs are optional Smart Spaces upgrades, which we walk you through during your consultation.
We offer four suite types to fit different business needs:
Single Suite — 90–140 sq ft · Perfect for solo stylists, nail techs, and estheticians
Double Suite — 150–220 sq ft · Ideal for duo stylists, barbers, and lash artists
Specialty Suite — 220–350 sq ft · Designed for massage therapists, med spa providers, and fitness trainers
Professional Suite — 100–180 sq ft · Great for coaches, consultants, photographers, and business pros
Smart Spaces is our proprietary modular wall system that configures your suite around the specific needs of your trade. Need a shampoo bowl with plumbing? A soundproofed room for a podcast or therapy practice? Specialized electrical for equipment? We build it in — so your space works exactly the way your business requires from day one.
Yes. Smart Spaces technology lets you choose your configuration — plumbing, soundproofing, specialized power, lighting, and layout. During your consultation, we’ll walk through all available options based on your business type so your suite is dialed in before you move in.
Yes, our Lake Union location has parking available for both tenants and clients. Full details — including street access, lot access, and any client validation options — will be provided during your tour.
Absolutely. Your suite is yours 24/7. Secure keyless entry means you can see early-morning clients, work late, or prep your space on your own schedule — any day of the year, with no restrictions.
Built-in marketing support is a core part of the Shops Plus model. This includes professional photography days so your suite and portfolio look polished online, social media resources, local marketing tools, and guidance to help you attract and retain clients. You focus on your craft — we help the right clients find you.
Yes. Tenants have access to professional services including tax preparation, accounting, and business consulting — resources typically out of reach for solo operators. It’s one of the core advantages of being part of The Shops community rather than going it alone.
Yes — and it’s one of the things our tenants value most. Shops Plus isn’t just a building; it’s a community of driven independent professionals. We host networking mixers, business mentorship events, and provide shared spaces — including a reception lobby with lounge seating and a client refreshment bar — that elevate the experience for you and your clients.
